At M2 Roofing Services we were delighted to be contracted by Red Kite Community Housing to support them with a five-year renovation programme, and one-off projects. Over the course of the programme we’ve developed a close working relationship at all levels, which is cemented by our shared value of customer service, the importance of the local community, and our broad and deep knowledge of stock and property types.

Some of the projects we have carried out for Red Kite:

Lane End: 65 properties requiring external improvements, including recladding and insulation, new front and back doors, renewal of flat roofs insulation to garages and porches, and fascia, soffits, and rainwater goods replacement.

Flackwell Heath: Re-Roofing of 87 properties, involving the replacement of concrete interlocking tiles, replacement of plain tiles with modern interlocking tiles, replacement of fascia, soffits, barge boards, and under-eaves vents, and replacement of Finlock gutters.

Phase 4 Re-Roofing: 112 roof replacements, involving the replacement of concrete interlocking tiles, plain tiles with modern interlocking tiles, fascia, soffits, barge boards, and under-eaves vents.

With multiple works for individual properties needed, a sequence of works is planned out. This begins with the replacement of cold flat roof systems on the garages, and warm roofs to porches. In many of the garage roofs, we also upgraded the rafters to meet building regulations. The windows are also replaced in this first stage, followed by cladding, ensuring a water-tight finish and to meet building regulations. With Lane End, we were entirely responsible for the planning and delivery of these works, to time and to budget.

We also communicated with residents as part of the planning to organize safe access for our crews, and minimize disruption in the area. Before the Lane End works, we held a consultation presentation to explain what was going to be done, introduce the team, and allow residents to raise any concerns or questions they had. One customer had mobility issues and was unable to go in and out of his property easily by the steps at the back. We designed scaffolding to ensure safe access for him via the front door. We also provided several residents with temporary ramps during the works, where needed.

Scaffolding is provided by our sister company, M1 Scaffolding, based alongside us in Bletchley. The design included permanent staircases with birdcages, which allows the soffit asbestos removal to be carried out under the correct conditions, with all of the appropriate sheeting and protections.

The roofline works were carried out in conjunction with our sister company, M3 Property Maintenance, who supplied the roofline and cladding works, taking care of the replacement of soffits, fascia, barge boards, and guttering.

We ordered materials to our own warehouse and delivered them directly to the site on a ‘just in time’ basis, which ensured increased security and minimised on-site storage.

We completed three pilot properties – one of each archetype – which was inspected and signed off by building control at each stage of the work. They were satisfied with the quality of the work we had completed on these pilots and determined that other further inspections would not be required.
