M2 Roofing Services proudly delivery Phase 1 Re-Roofing works for housing association Paradigm Housing, completing 12 pitched tiled roofs and 10 further full re-roofs.

Delivered over two phases, with one property handed over per week, the concrete interlocking tiles and plain concrete tiles were replaced, and the bay window and canopy roofs, as well as the fascias, soffits, barge boards and under-eaves in partnership with our sister company M3 Property Maintenance.

During the first phase, the designated properties were situated across a large area. To minimise disruption and ensure each project ran as smoothly and efficiently as possible, we kept onsite storage a minimum, instead delivering materials to each site on a daily basis, and removing waste each day too. One team was on site per property, which meant that a full “welfare unit” to meet the needs of multiple teams was not required.

In Phase 2, the properties were managed on a street-by-street basis, which allowed us to move works seamlessly from one street to the next. This made for a smooth delivery process, co-ordinated delivery and waste management, and minimum disruption for residents.

The weather was not forecast to be favourable, and so we built in some extra time to complete each property to allow for weather which would inhibit progress. Another sister company, M1 Scaffolding, were in place to provide access to the roofs for us on the Friday before programmed works on the following Monday, and to come down promptly the Monday after completion. This meant that no working days were lost to organising and removing access.

Before any works started, we undertook surveys to assess the extent of dilapidation, including all areas of the property which would be affected by the works, including the gardens, windows, satellite dishes, chimneys and outside lights. Where necessary, the client liaised with the homeowners of adjoining houses to discuss party wall agreements and any impacts on chimneys and fire breaks on semi detached and end of terrace dwellings.

Our M2 Project Manager worked closely with Paradigm at all times to provide daily progress updates, and changes to opening and closing dates, and authorising works to start from survey reports. We continue to work on a various other projects with Paradigm, as well as providing ad hoc, one-off roofing support on individual properties when required.
